Roof Repairs vs. Roof Replacement: Which One Do You Need?
You've noticed a water stain on your ceiling or found some shingles in your yard after a storm. Does this mean you need a whole new roof? Not necessarily. Here's how to know when a repair will do and when it's time for a full replacement.
When Repair Makes Sense
- Localized damage: Wind lifted a few shingles in one area? That's a repair.
- Roof is under 15 years old: Most asphalt roofs have plenty of life left at this age.
- Single leak point: A flashing issue around a vent or chimney is usually fixable.
When Replacement is the Smarter Choice
- Roof is 20+ years old: Even if it looks okay, the materials are degrading.
- Widespread granule loss: Your gutters are full of "sand" from the shingles.
- Multiple leaks: If water is getting in from several spots, the underlayment is likely compromised.
- Sagging decking: This indicates structural damage that a patch won't fix.
